Prospective Tenants: Please read the following very carefully. If you agree to our requirements, please sign below. Then turn application over and fill out the rental application.
Rental application packages are processed on a first-come, first-serve basis. McCandless Properties, Inc does not discriminate on the basis of race, color, religion, sex, national origin, familial status, handicap or sexual orientation. McCandless Properties, Inc is an equal opportunity housing provider. Approval to rent an apartment is based on rental, employment, earnings and credit histories. The following is our criteria for renting:
1. APPLICATION: The application form is to be completed and signed by all adults, eighteen (18) years or older who will be residing in the rental unit. The application authorizes McCandless Properties, Inc to procure a credit report on each adult.
2. EARNINGS: Your gross earnings/income must be three (3) times the monthly rent of the unit you are interested in.
3. EMPLOYMENT: You must have been employed with your present employer for one full year. If you have not been employed for one full year with your present employer, your move-in cost would be the first month’s rent plus security deposit equal to two (2) months’ rent.
4. VERIFICATION OF EMPLOYMENT/INCOME: This verification must be in writing and on employer’s letterhead stationery. This letter must state a) present gross earnings per month and b) date of hiring. This letter of Employment Verification must be signed by either a) immediate supervisor, b) payroll department supervisor, or c) personnel department supervisor. The person who signs the Employment Verification Letter must identify himself by position or job title.
5. VERIFICATION OF CURRENT TENANCY: By signing below you authorize McCandless Properties, Inc to obtain information relevant to your tenancy from your current landlord. You must provide a written reference from your current landlord stating your current address, length of residency and payment history.
6. MOVE-IN COSTS: Upon approval of application, all monies must be paid with a money order or cashier’s check. No personal checks or cash can be accepted. Your move-in costs amount to the first month’s rent plus security deposit, which is deemed reasonable for the unit you are renting. The only exception to this is Note #3, regarding length of employment. After one month of occupancy, you may pay with a personal check. CASH IS NOT ACCEPTED. If two (2) checks are dishonored by your bank for “insufficient funds”, you must pay your monthly rent with a money order or cashier’s check until further notice.
7. APPROVAL/DISAPPROVAL OF APPLICATION: McCandless Properties, Inc and the Applicant should have a comfortable working relationship. Upon receipt of a properly filled-in application and a valid picture ID, a rental review will occur.
